Can you hold a place before I apply?
Available properties are not held for anyone that has not already applied, been approved, and provided us with earnest money.

Do I pay first month’s rent and last month’s rent with my security deposit?
No. When you pay your earnest money, the property will be held for you. After you sign your lease, your earnest money will be applied towards your security deposit. Before move in, you’ll need to pay the prorated rent for the first month. If the move in date is late in the month, you may be required to pay the prorated rent for the month you move in along with the rent for the next month.

How old do you have to be to apply?
All occupants over the age of 17 must apply and all occupants over the age of 17 will be required to sign the lease.

Is the deposit refundable?
Yes, the security deposit is refundable. A move out review will be performed to assess possible damages. If there are no physical damages or a balance owed, a refund of the deposit will be sent approximately 28 days after the move out date.

Is the deposit refundable?
Tandem does not charge or hold pet deposits. A minimum pet fee is charged per pet and is non-refundable. The amount may be increased if there is permission to exceed the number of pets allowed in the property.

Who needs a cosigner?
Cosigners are not an option for all properties. The possibility of a cosigner is determined on a property by property basis.

You have a property I want to rent. How do I apply?
First, go through the inquiry process to see if there are any known applications at the time. Inquiries always get an update as to the known status as of the close of the last business day. There is still a possibility of competing applications being submitted but this will help reduce the chances. Once you have checked the status to see if you still want to move forward, you can find the application link on the property listings page.

How do I pay rent?
There are multiple ways to pay rent and the LEAST favorite option is by mail or drop off. You have the option to pay online via electronic check, credit card, and autodraft. You can also pay in person at a number of retailers around the area to save drive time and ensure on-time payments. Mailing a check or dropping off have the lowest chance of being received on time and the highest hassle factor for you.

I want to get a pet. What do I do?
First, check with our office to see if a pet is allowed. If a pet is allowed, you’ll be directed to complete the online pet application and pay the applicable pet fees.

I want to move out, but my roommate wants to stay. What do I do?
First you’ll need to complete the notice of intent to vacate form and select the options that indicate you are moving but your roommate is staying. You’ll then need to pay the fee before the notice can be submitted. In order to be released from the lease, either the remaining tenants must qualify on their own or someone must apply and be approved to take your place. All parties to the lease, those leaving and staying, and Tandem must agree to these changes in writing before anyone is released.

My lease expiration is coming and I want to move out. What do I do?
Check your lease for the end date and the clause about termination. Depending on the date your lease ends and the date you are giving notice, you may be held responsible beyond the end date of the lease. Once you are familiar with your circumstances, complete the notice of intent to vacate found under the tenant resources page.

Who is responsible for paying for repairs & maintenance requests?
Normal routine repairs and maintenance are the responsibility of Tandem and the property owner. However, simple routine maintenance such as changing light bulbs, air filters, lawn mowing, landscaping maintenance, and items not requiring expertise or skill are the responsibility of the tenant unless otherwise agreed to in writing.
